Most of our clients are in the property rental business

We cooperate with our sister office in finding investment opportunities -  REA Phuket .

REA Phuket currently cooperates with the largest developers on the island, whose portfolio consists of more than 1000 apartments in more than 10 projects.

Some projects are under completion, some development projects are in various stages of construction, but all have high sell-out rates and offer an average return on investment of 8-10 per cent per annum.

Some clients prefer to buy a villa, a house with a pool or a separate apartment in a smaller project. For such a case, we have a Thai real estate agent who is able to search for interesting properties in Phuket that would make a suitable investment.

Finally, we have the most careful clients who prefer long-term renting to buying. This is our strongest point - we search for a suitable property for renovation and several-year lease, we prepare the house or villa so that it can be rented to customers and we further solve the lease and management of the rented property for the client.

I bought a villa in Phuket a few years ago, did it with local lawyer (and, honestly, lawyer had cost me a lot, I wish I met these guys sooner). Later, I realized that taking care of it and micro-managing everything from my home is not the thing I want to do. I was careful while choosing someone I can trust with my investment. I had chosen iura Phuket and I can only recommend them. They are, above all, reliable and that is most important to me.

What is property management and our service to the client all about?

After a client buys or rents a house, villa or apartment in Phuket, the next step needs to be addressed - every property in this tropical paradise requires care, maintenance, minor repairs, cleaning, and of course tourists or other customers need to be found for it to generate passive income for the client.

Property management or in other words property management in Phuket is our forte.

We currently manage more than 20 properties, in five different locations (Rawai, Nai Harn, Patong, Karon, Chalong). Most recently, we have also added the Kata area to our portfolio.

Over the past two years, we have averaged 80 per cent occupancy (Phuket hotels have averaged 60-65 per cent occupancy).

Can I legally rent property in Thailand to tourists?

This is the question we like best of all.

YES !!!

But it needs to be done in the right way.

In fact, property management requires so many clients from us that it will soon become our primary business 🙂

Jokes aside, iura Phuket and REA Phuket have all the necessary licenses, permits and all the necessary approvals from both the government and the municipal government. Everything is done under our name and taxes and all fees are paid through us.

It was difficult to understand for me at first. iura Phuket is not a real estate agency, they are more like lawyers and consulting, doing the opposite as real estate agents do - they represent you, not the owner of the property. You pay for their services, you are the client. And that is a HUGE difference while doing business or buying something, especially in Thailand.
