Police forces are checking ownership structures, seized accounting records and detained one worker without a permit. For investors, the key is to understand, <strong>how much money is already in the project<\/strong> a <strong>how many may be at risk<\/strong>, if rule infringements are confirmed.\n    <\/p>\n<p>    <meta itemprop=\"datePublished\" content=\"2025-11-27\"><br \/>\n    <meta itemprop=\"dateModified\" content=\"2025-11-27\"><br \/>\n    <meta itemprop=\"author\" content=\"IURA Group\"><br \/>\n    <meta itemprop=\"publisher\" content=\"IURA Group\"><br \/>\n  <\/header>\n<section>\n<h2>The key sums driving the case today<\/h2>\n<ul>\n<li>Project Plan: <strong><mark>20 fairies<\/mark><\/strong> with a target value of approximately <strong><mark>\u0e3f1.18 billion.<\/mark><\/strong> (\u2248 \u20ac 30+ million). This is the total exposure that is at stake if the project is stopped or undergoes a costly restructuring.<\/li>\n<li>Price for one villa: <strong><mark>up to \u0e3f59 mil.<\/mark><\/strong> - at such prices every month of slippage or dispute means <strong>costs in the millions<\/strong> for capital and construction.<\/li>\n<li>Minimum \u201emoney already invested\u201c: combined <strong><mark>registered capital &gt; \u0e3f100 mil.<\/mark><\/strong> in two companies linked to the project. These funds are tied up and at risk until the legal status is clarified.<\/li>\n<li>Signal of the authorities' approach: intervention for a small contract <strong><mark>\u0e3f3 000<\/mark><\/strong> (artisanal work) - even small jobs without a permit are dealt with harshly.<\/li>\n<\/ul>\n<p>\n      If the structure is built on <strong>\u201enominee\u201c shareholders<\/strong> and the foreigner de facto manages the business, the risk can be calculated: direct deposits at least <strong><mark>\u0e3f100 mil.<\/mark><\/strong> are already \u201elocked\u201c, works under construction on <strong><mark>20+<\/mark><\/strong> units generate weekly downtime, and at prices up to <strong><mark>\u0e3f59 million.<\/mark><\/strong> even a slight reputational blow or a pause in permits pushes the <em>discounts in tens of percent<\/em>-on the whole package may be <strong>hundreds of millions of THB<\/strong> evaporated on the price.\n    <\/p>\n<\/section>\n<section>\n<h2>Context: capital is here, tolerance is not<\/h2>\n<p>\n      In the same period <abbr title=\"Department of Business Development\">DBD<\/abbr> communicated that the country had gone through the approval of the <strong><mark>869<\/mark><\/strong> foreign investment in value <strong><mark>\u0e3f276.736 billion.<\/mark><\/strong> (year-on-year approximately <strong><mark>+11 %<\/mark><\/strong>). Thus: big players invest, but small tourist projects with circumvention of the rules get <strong>higher surveillance and lower tolerance<\/strong>.\n    <\/p>\n<\/section>\n<section>\n<h2>What to do now if you are in a similar position<\/h2>\n<p>\n      First, map out <strong>\u201esunk cost\u201c<\/strong>-capital, advances, contractual penalties, marketing, construction in progress. Name what can be salvaged and what is better written off. Copy <strong>ownership and management structure<\/strong>: if something smacks of a nominee model, deal with it before the inspection becomes an indictment. If the model contains <strong>short-term accommodation<\/strong>, align yourself with <strong>hotel license<\/strong>-otherwise the return is an illusion and the loss very real. Any stranger on the project = <strong>proper visa + work permit<\/strong> (also management\/marketing). Keep <strong>substance<\/strong> (office, payroll, accounting) and prepare <strong>communication plan<\/strong> in case of inspection.\n    <\/p>\n<\/section>\n<section>\n<h2>Bottom line<\/h2>\n<p>\n      In a project for approximately <strong><mark>\u0e3f1.18 billion.<\/mark><\/strong> is at least <strong><mark>\u0e3f100 mil.<\/mark><\/strong> already tied up in capital and other <strong>ten- to hundreds of millions of THB<\/strong> are at risk depending on how quickly and cleanly you resolve compliance. On the islands today, the \u201epaper\u201c majority won't even pass work without permits.
